Every Bali leasehold conversation eventually arrives at one question: what happens when the years run out? The answer is written — or dangerously unwritten — in your extension clause, and it's worth more than most buyers realise.
Why the extension clause is the deal
A leasehold's value decays with its remaining term: a villa with 28 years left sells very differently from the same villa with 9. The extension clause is your hedge — the contractual right to add years at a pre-agreed basis. Deals divide into three tiers: fixed-price extensions (best — a locked rate per are/year), formula-based (e.g. indexed to a benchmark or capped % of market), and 'to be negotiated' — which means no protection at all. What extensions cost
Extension pricing follows land values, which is precisely the problem in appreciating areas: the coast you bought cheap extends expensive. Typical structures quote per are (100m²) per year of extension; in fast-rising southwest-coast villages the market basis can multiply several-fold over a decade. This is why a locked or capped formula negotiated on day one — when you have leverage — routinely proves the most valuable clause in the deed.
When and how to extend
Don't wait for the final years: resale buyers discount short terms sharply, so extending around the midpoint of your lease keeps the asset liquid. The mechanics mirror the original purchase — notarised amendment or new lease deed, due diligence refreshed, payment per your clause. If your lessor has changed (land inherited or sold), verify the new party's obligations carry over — a properly drafted original lease binds successors.
Negotiating it upfront
Buyer's checklist for any new purchase: extension right in writing; price basis fixed or capped; option window generous; successor-binding language; and the lessor's family aware of the deal (village reality matters as much as the deed).
